Fil-Estate: Leading the Industry
Fil-Estate Realty Corporation was founded in January 15, 1981 by a three-man venture headed by Messrs Robert John Sobrepeña, Atty. Ferdinand T. Santos and Noel Cariño. These men combined their marketing and management skills and expertise to build and develop an organization that would bring about the realization of their common dream: to put up the best marketing company in the real estate industry, a model company that the real estate industry can follow. >
The first year of Fil-Estate set the organization's phinomenal growth pattern. With only four area sales directors, Fil-Estate made P15 million during the first 15 days of the company's operations, through its first project Town & Country Executive Village, a 49 - hectare development consisting of 2,100 lots. Within 24 months, all lots were sold by Fil-Estate. Vista Verde Executive Village was handed over Fil-Estate in June 1981. After three Open House sales, the property was completely sold out.
The company's remarkable performance during its first year was repeated as the years passed. Growth was propelled through the aggressive marketing of its inventory os some 45 residential subdivision as well as other real estate projects. Expansion was pusued in all directions Vista Real in Quezon City, Richtown in Pampanga, Richwood Square and Richgate Square in Baguio, Meadowood in Cavite, the 5.1 - hectare Palladium in Mandaluyong, the 500-lot Acropolis in Pasig, a host of first class subdivision east, north and south of Metro Manila.
Its projects are more ambitious. The 54-hectare Hillsborough in Alabang. The Manila Southwoods Residential Estate Golf & Country Club
in Carmona, with two of the very First Jack Nickclaus-designed golf courses in the country. The Renaissance Centre, a "condovision", comprised of six high-rise condominiums accented by a central open space, the first tower housing a total of 144 multi-room bi-level units. The group is also embarking on a development of a master planned resort community complete with modern amenities such as all weather terrain golf course and the state of the art hotel facilities.
Fil-Estate ventured out of Luzon for its first Class A development projects in the cities of Baguio, Bacolod , Iloilo, Naga and Cagayan de Oro. Other premier projects catering to triple A markets in strategic areas are located in Boracay, Lian, Nasugbu and Laurel.

The Fil-Estate Group: Growing, Building and Serving
Barely a year after its inception, Fil-Estate's founders saw the need to branch out from marketing to development and management services. Thus, several companies, each with specific area of activity, were formed to better fulfill Fil-Estate Realty's original commitment to provide first class homes to all its clients. These firms now comprise the Fil-Estate Group of Companies.
Fil-Estate Management, Inc. (FEMI) was incorporated in April 1983 to source and manage new real estate projects. This company takes care of land appraisals and project packaging, and develops management systems, pricing packages and licensing, in line with the specific needs of its clientele. The company is headed by its president, Mr. Robert John L. Sobrepeña. Fil-Estate Development, Inc. (FEDI) was created in August 1983 to handle the first class development of raw lands into the ideal communities that Fil-Estate strives for in all its projects. FEDI draws up the development plans that would enhance the environment for Fil-Estate's projects. The company has an able staff of contractors, architects, surveyors, engineers and liaison officers to properly take care of all stages of development, from road tracing to home building, enabling the company to bring out the best in any piece of prime land. The company is headed by its president , Atty. Ferdinand T. Santos.
Fil-Estate Realty Corp.(FERC), the original company founded in 1981, remains as one of the marketing arms of all projects of the group, including other subdivisions, townhomes and condominiums contracted for marketing by the company. The firm is headed by its president, Mr. Noel M. Cariño. FERC was named as "Marketing Organization of the Year" by the Chamber of Real Estate and Builders Association (Creba) in 1992; FEDI was named "Developer of the Year".
Fil-Estate Realty's remarkable growth was made possible by its most important asset, its people. And the three pioneers saw the need for these people not only to earn well but also to be able to plan a career in real estate selling. Because of this need, a vision was born --- the performing and loyal force personnel of Fil-Estate Realty could rise from the ranks to be presidents of their own Fil-Estate company, in partnership with the three pioneers.
Fil-Estate Marketing Associates: Continuing the Vision
And this vision first came true with Fil-Estate Marketing Associates, Inc. (FEMAI), the first satellite marketing firm of Fil-Estate. Fil-Estate Marketing was formed by the spin-off of FERC's Division II to encourage personal and career growth in the organization. Headed by its president, Mr. Leandro V. De Mesa, himself a pillar in the real estate industry, FEMAI believes in sharpening the skills and ability of its sales force. FEMAI is composed of dynamic sales people, including many vice-presidents and area sales directors who rose from the ranks to become leaders themselves in the industry.
FEMAI's vision of excellence and responsible leadership is further reinforced this year, as it ensures that every family represented in the company will share with the company's growth.
